Repair size and number of areas

One accessible patch is different from several repairs spread across rooms. Setup, protection, drying between finish coats, and return visits can matter alongside the square footage.

Ceilings, access, and protection

Ceiling height, stairwells, furniture, occupied rooms, and difficult access can change equipment and containment needs. Ask how floors, belongings, and adjacent finishes will be protected.

Texture and finish expectations

Smooth walls, heavy textures, critical lighting, and transitions into existing surfaces require different levels of finishing effort. Clarify whether the scope includes texture, primer, paint, or only a paint-ready surface.

Underlying and related work

Leak correction, drying, insulation, framing, electrical, plumbing, hazardous-material assessment, and painting may fall outside a drywall proposal. Compare estimates using the same stated responsibilities rather than an invented average price.
